Background
Having worked with Passmore Group back in the 1990s through his former role at Care and Repair, Mr McCabe was already familiar with our values and commitment to quality. As a returning customer, Mr McCabe approached us once again—this time for a full kitchen refurbishment. His goal was to modernise and open up his 1950s Leeds home while staying true to its vintage character.
The project included extensive internal building works, including the removal of partition walls with the support of structural engineers and the insertion of RSJs. The client had architectural drawings and structural calculations ready and was eager to realise his vision of an open-plan kitchen-dining space with classic American 50s flair.
Objective
Mr McCabe's existing kitchen, although full of character, had become outdated and impractical. The original layout, shaped by smaller rooms typical of 1930s homes, had grown increasingly dim after the addition of a rear extension—which, while generous in size, had pushed the original windows further from the space, reducing natural light.
The primary goal was to create a bright, spacious, and inviting kitchen-dining area that respected the home's traditional charm while reflecting the client's personal design aesthetic: a 1950s American diner-inspired look, with all the functionality of a modern kitchen.
Kitchen Design
With guidance from Senior Designer Simon and detailed input from a structural engineer, internal partition walls were removed and RSJs installed to create one large, open-plan living area. This transformation significantly enhanced the flow and feel of the home. The extension’s rear windows were enlarged, and sleek black aluminium patio doors were installed, allowing an abundance of light to flood into the space.

The design was tailored around Mr McCabe’s vision of a vintage diner, incorporating key classic elements that also complemented the property’s 1930s heritage. A statement bespoke blue was selected for the Clifden shaker-style kitchen units—custom-coloured to a precise RAL match. The cabinetry was paired with a stylish combination of surfaces: a laminate worktop housing a ceramic sink and tiled splashback along the main run, and a striking solid walnut surface to finish the central island.

The original Aga, once a staple of the kitchen, was replaced with a more efficient and practical range cooker. The chimney breast was sympathetically adapted to accommodate this, with the lintel raised and a practical shelf fitted behind. A tall larder and fridge-freezer unit—complete with retro lines—helped achieve the nostalgic look, while modern functionality was maintained throughout.

To fully embrace the 50s diner theme, the flooring was selected in a bold black-and-white check design from Amtico, continuing through to the dining area and echoing the energy of classic American eateries.
The final touches came in the form of thoughtful lighting and décor choices, creating a truly unique kitchen that balanced character, nostalgia, and modern comfort.
Kitchen Installation
Project Manager Rob coordinated the full works from start to finish, ensuring a smooth and professionally managed renovation. Building Manager Tony supported the client throughout the build, installing temporary screens and maintaining essential utilities to keep the household running during the transformation. Multi-Skilled Kitchen Fitter Jason was instrumental in delivering the final finish, going above and beyond to bring the bespoke design to life.

Project Outcome
The result is a striking and distinctive open-plan kitchen that captures the personality and vision of the homeowner while enhancing the functionality and flow of the property. With improved natural light, increased workspace, and carefully chosen materials, the kitchen now stands as a showpiece of vintage charm with all the advantages of modern living.

“We contacted Passmore for a quote to do extensive internal building work and design and fit a new kitchen. I had worked with Passmore back in the 1990s when they were just a small family business and was intrigued that they had managed to grow but still hold onto their customer service and values.
They weren’t the cheapest, but the overall quality of their work was 1st class. Not everything went to plan, and completion took around twelve weeks rather than the estimated six, but we were impressed at the way they took away the stress by simply resolving the problems without any fuss. Rob the Project Manager was a great communicator and always gave the impression that he was ‘on it’.
We had various tradesmen in and out and they all treated the place with respect and were reliable and skilled. Tony Hill organised our home whilst the work was done, building screens and ensuring we had services throughout, which was a great help.
There is a slight niggle that the work could have been completed sooner if a floor and wall tiler had been engaged rather than leaving it with Jay the Kitchen Fitter (who, by the way, went the extra mile). And the sign-off from Building Control took ages due to some misunderstandings.
However, even given that, I would use them again and highly recommend them to others.”
